Northern Wisconsin Lakeshore & Recreational Property For Sale

An annual report of Wisconsin property values finds record growth in the north woods - fueled primarily by the demand for lake, river, woodland, and recreational real estate. According to an article authored by Richard Jones of the Milwaukee Journal Sentinel, Wisconsin's Florence County experienced the largest percentage increases in valuation (rising 23.5% from 1998 - 1999) .

Wisconsin - Upper Peninsula Vacation & Recreation Real EstateBaby boomers looking for vacation property, for a cabin or a summer home or just a weekend vacation getaway are passing by the traditional Eagle River or Minocqua lake and river parcels to search for better deals in less crowded areas like Wisconsin's Florence and Forest Counties and Michigan's Upper Peninsula.

Even forest land is selling for twice what it did five years ago. Demand for Wisconsin hunting land is strong as well as property for other outdoor recreation opportunities like hiking, mountain biking, 4 wheeling, snowshoeing, and cross country skiing. And nearby lakes - most with public boat launches - provide easy access for fishing. Trout streams and ponds are often packaged with tracts of forest land. These wooded, non-lakefront recreational properties are particularly attractive for people looking to retire to the north woods who are unable to afford the price of waterfront property. For others who require direct lake access and view, going just a little further north of Green Bay, near or into Michigan's Upper Peninsula, offers particularly good values in lake and vacation real estate.

Another exceptional value in recreational property is river frontage. The cost per front footage is considerably less than lakefront property, yet often carries similar recreational amenities: fishing, boating, canoeing, swimming, etc.

Lakeshore, Vacation and Recreational Real Estate: A sound Investment

Particularly in Northeast Wisconsin, lake, river and recreational property is proving to be a safe haven - relatively insulated from the economic pitfalls that have recently plagued the stock market. When stocks were losing half their value, recreational real estate merely slowed its growth rate. And unlike stocks, northern wisconsin and upper peninsula recreational property is an investment that provides immediate payback in every day enjoyment while growing in value over the long term.
